What the schedule is telling you
Developer brochures list a percentage of the unit price at booking, at construction milestones, and at handover. Dates usually follow construction stages, not fixed calendar months, unless the contract says otherwise.
Budget for DLD and registration
Set aside Dubai Land Department fees and any mortgage or broker costs. You should see one summary sheet with the unit price and mandatory fees before you sign.
When post-handover plans help
Post-handover tranches delay part of the price until after keys. That can help cash flow if rent covers the later payments. It also keeps part of your exposure with the developer for longer. Pick the structure to match how many years you plan to hold.
